How to tell you need RV roof repair

• A stain on the ceiling panel, usually brown-edged and usually near a vent, skylight or the front cap.
• A soft spot underfoot on the roof or in the floor along an outside wall — that is decking that has already gone.
• A musty smell that comes back after you air it out. Water is sitting somewhere it can’t dry.
• Sealant that has pulled away from a vent flange, skylight or seam, or gone chalky and cracked.
• Delamination — the sidewall looking rippled or bubbled where the fibreglass has separated.

If you have any of these, the useful thing is to get it looked at while it is still a seam. Caught early it stays a seam. Left alone it becomes the decking, then the insulation, then the interior panels — and at that point you are rebuilding a wall, not sealing a roof.

Membrane, seam or structure — three different jobs

“Roof repair” covers three very different amounts of work, and knowing which one you have is the whole diagnosis:

• Seam and sealant work. The membrane is sound; the sealant around the penetrations has aged out. This is the majority of what we see and it is usually an afternoon.
• Membrane repair or replacement. The EPDM, TPO or fibreglass itself is torn, punctured or has gone brittle. We patch what can be patched and replace what can’t.
• Structural. Water has reached the decking or the framing. Now the roof comes off, the rot comes out, and it goes back together properly — indoor work, protected from the weather.

We tell you which of the three you actually have before anything gets quoted, even when the honest answer is the smaller job.
